15 UNIT MOTEL
 Arcady at the Sunderland Lodge is a wonderful value according to the rave reviews on “Trip Advisor”. The reviews also claim “squeaky clean” accommodations in all 15 guest rooms with private baths. The motel sits high and back from the road in a park like setting. Bert, the owner, offers first class service that you would expect to find in a fine B&B. Amenities include a pool in the summer and a wood fired hot tub in the winter. If you are lucky you might go home with fresh produce from Bert’s garden in the summer or fruit from his many trees.
 All rooms have telephones, built in wall air conditioners, clock radios, coffee maker, small refrigerators, TV, drapes and are individually decorated. Four units have tub/shower combo and the rest have showers only. Internet access is available with a separate guest computer in the lobby/dining area. This area also serves as a reception area and a gathering room with gas stove for all guests to enjoy.
The Motel is located in the Town of Sunderland on Historic Rt 7A, however, the mailing address is Arlington, VT based on the zip code.
 Included in the sale are all furniture, fixtures and equipment. A list of exclusions is available. There is a full basement under a 5 unit wing which provides a workshop and lots of storage for seasonal furniture and lawn equipment. The exterior is vinyl siding for ease of maintenance.
The owners quarters are located behind the reception area. They consist of a combination living room and dining room w/gas stove, office, kitchen on the first floor and 3 bedrooms and bath on the 2nd floor. There is a full basement under the owners quarters.
 Guests also have an added bonus of a small barn and paddock with electric fence in the event they are traveling with a horse.
